We are pleased to announce the completion of The Appleton at Spring Flats, an 88 unit historic adaptive reuse for senior housing in Washington, DC designed by Wiencek + Associates for Victory Housing, Inc. The Spring Flats Senior project (now called The Appleton) is a historic adaptive reuse of an original Hebrew senior living facility, then District of Columbia mental health facility, into its current renovated use. The project was financed as a "twinning" LIHTC (Low-Income Housing Tax Credit) deal combining 9% & 4% credits. The building includes a community central courtyard, west bio-park with art sculptures, and storm water management/landscaping pond. The exterior brick façade required complete restoration. The building includes a front ground level leasing/common area along with community center penthouse providing a pool table. The building houses 88 affordable apartments for seniors. The project obtained substantial completion in October 2021 and is mostly leased at this time.
None of this would be possible without an outstanding Hamel Team effort ensuring the project is completed both timely and efficiently from start to finish.
